Case Study 5: Proposed Green Office Building - al-Iihya Bay Tower

Commencement Date: March 2020

Penang is full of its development, but due to the limited land here, Jelutong landfill began in the 1970s, which is about 3km from the Weld Quay ferry terminal and considered the city outskirts and the height of that landfill is already reached 40m in height and indeed need to be level. As written in The Stars Online published on January 24th 2019, Jelutong landfill area is set to be Penang’s latest “real estate goldmine”, having the potential to generate a bonanza of at least RM1bil to the state this year.

With the plans to turn it into “eco and futuristic town” by the government, our client has
identified several potential developments in this area such as hypermarket, airport, green office
building as well as green residential buildings and so on. While for my team and I, we are
assigned by our client in proposing the green office building in Jelutong Landfill, named al -
Iihya Bay Tower.
